GML Estates Limited is convinced that the Northern Ireland Economy will continue to perform strongly during the medium term. In addition to contributing to NI’s economic resurgence via its developments at Bridgewater Park and in Gilford; GML is committed to increasing its development programme and securing greater exposure to the NI Property Investment Market.
To this end, GML has established the Northern Ireland Property Fund (NIPF) in a joint venture with Goodbody Stockbrokers of Dublin.
The first fund raising ended in February 2006 and this has provided NIPF with just under £30 million of equity to gear up to an initial fund size of around £100 million. Projects with a funding requirement in excess of £100 million can be considered on the basis of additional funding linked to other Goodbody funds and GML’s own equity resources.
GML is already engaged in detailed due diligence in connection with a number of development and investment opportunities throughout NI and the border counties.
Further opportunities are sought; with the following profile:
• Gross development or investment values of no less than £5 million.
• Development opportunities capable of delivery within 5 years.
• Active asset management investment opportunities.
• A strong preference for off-market and more intricate projects.
• Food store sites.
• Town centre retail and mixed-use regeneration schemes.
• Sale and leaseback opportunities.
• Joint ventures with occupiers.
• Joint ventures with other developers (particularly residential) who require additional expertise or equity funding.
• All property sectors; but in the following order of preference:
- Retail & Leisure
- Residential
- Mixed-use
- Office
- Industrial
